All Grade-A statutory requirements (Buildings Department General Building Plans, Fire Services Department F.S.272, EMSD WR1 / WR2) are handled through our Authorised Person (AP) and Registered Structural Engineer (RSE) consultants engaged per project. One contract covers design, submissions, construction, FF&E procurement, and handover. On pricing, CAT B office fit-out depends on finish level, ranging from standard finish to high-tier (executive floors, imported wood, integrated AV systems). Retail and F&B require additional licensing and mechanical work, so they sit at the higher end. The split between CAT A and CAT B responsibilities should be confirmed with the landlord at lease negotiation; Artwill helps clarify the handover standard before the project begins. A typical 5,000 sqft Grade-A CAT B office project takes 12 to 16 weeks from brief to handover: 2 to 3 weeks brief and concept, 4 to 7 weeks design with statutory submissions in parallel, 6 to 8 weeks build, 1 to 2 weeks snagging and move-in. BD approval typically takes 6 to 10 weeks, so early submission is the critical-path item.
