A two-storey duplex in the New Territories, open-plan living above, private quarters below. Material palette of timber, stone and bronze threads through both floors to read as one continuous home.

Design fees depend on unit size, finish level, and how much custom joinery the project needs. Artwill shares a line-itemised quote after a free 30-minute consultation, so there are no surprise variation orders later.
A decorator selects finishes and furnishings for an existing space. An interior designer plans the space itself: structural layout, building-code submissions, M&E coordination, lighting design, custom joinery, plus the finishes. For most Hong Kong renovations that involve wall changes or kitchen and bathroom moves, you need a designer, not a decorator.
For most non-trivial work, yes. Painting and replacing fittings are exempted, but kitchen and bathroom remodels, drainage moves, internal partitions, and structural changes all need filing. Most jobs go through the lighter Minor Works Control System (MWCS) under Cap. 123N; structural alterations and change-of-use need a full BD plan submission via an Authorised Person. Artwill handles every filing through our AP network.
For a 1,000 sq ft flat, allow about two months for the design phases (concept, lock, technical drawings) and four to five months for construction. Smaller flats under 500 sq ft can be built in six to eight weeks. Larger homes and village houses typically run five to seven months end to end. You see a week-by-week schedule before any contractor mobilises.
A contractor builds what someone else designed. Artwill is a design house with a 20-year trades network: we design the space, file the BD or MWCS approvals, source materials, run the build, and hand over keys, all on one contract with one accountable team. You speak to the same designer from first sketch to final fix.
Yes. Roughly half our portfolio is pre-2000 buildings, including Mid-Levels walkups, Wan Chai tongs, and older Kowloon estates. Older buildings need extra care around concealed drainage, asbestos surveys, structural assessment, and Deed of Mutual Covenant approvals. Our team has filed and built across each of those scenarios.
Yes. Design lock comes before any contractor mobilises. You see floor plans, 3D renderings, material samples, and lighting plans, and we iterate until you sign off in writing. Build only starts after that approval, so there are no surprises on site.
