How is residential interior design priced in Hong Kong?
Artwill offers two engagement structures. Design-only covers floor plans, 3D renderings, material specifications, and construction drawings. Design-and-build combined wraps the design fee into a single fixed price, shown transparently, covering both design and construction. Pricing is quoted per project after a free consultation. The first consultation is free; we also offer a paid second consultation that includes a measured site survey and concept presentation, with the fee credited if you engage us.
How long does a residential interior design project take?
From first site survey to handover, most Artwill residential projects take 4 to 9 months: 6 to 12 weeks design (with 2 to 3 client review cycles), 12 to 24 weeks build, 2 to 4 weeks snagging and handover. Refresh-only projects (no structural change) can compress to 3 to 5 months. Luxury or major-structural projects can extend to 12 months or more.
Does Artwill serve new-build developer apartments or resale units?
Both. About 70 percent of projects are resale full-apartment renovation (including partial structural changes and M&E rework). 30 percent are new-build apartments where we coordinate with the developer's handover team, document defects, and customize fit-out to the owner's brief. We attend pre-handover inspections on behalf of clients to identify items the developer needs to rectify.
Can I provide my own furniture?
Yes. Many clients retain heirloom pieces, art collections, or favourite imported furniture, and we design around them. Artwill can also handle full procurement (furniture, lighting, art, rugs) under client guidance or with proposals from us. The most common arrangement: clients keep 30 to 50 percent of existing items, with Artwill's workshop fabricating the rest or sourcing from our supplier network.
Do you have residential design experience in my area?
We have completed projects across all 18 Hong Kong districts. Most frequent: Mid-Levels, Kowloon Tong, Tung Chung, Wan Chai, Pak Shek Kok. Other documented projects: The Peak, Happy Valley, Ho Man Tin, Sai Kung, Tai Po, Tuen Mun, Sha Tin, Pok Fu Lam, Kennedy Town, Hung Hom, Tseung Kwan O, Cheung Sha Wan. Each district has different building stock and floor-to-ceiling heights, which we identify on the site survey.
How do I choose between design-only and combined design-and-build?
Design-only suits clients with a trusted contractor already, wanting third-party professional design oversight. The client signs two separate contracts (with designer and contractor); Artwill provides design supervision but does not hold the construction contract. Design-and-build suits clients wanting single-source accountability: one contract covers both, no separate contractor tender, fixed-price with 12-month workmanship warranty. About 80 percent of HK clients choose design-and-build; 20 percent choose design-only (often because they have a family contractor or trust a specific builder).
How does Artwill approach sustainable design and low-emission materials?
We default to FSC-certified wood, low-VOC paint and sealants, recycled-content engineered stone (Caesarstone, Silestone), Energy Efficiency Label Grade A appliances, and LED lighting. For clients requiring BEAM Plus Interiors v2.0 certification (often for ESG reporting or energy-subsidy eligibility on residential projects), we integrate certification requirements during design development and assist with submissions. Standard projects use FSC wood by default in roughly 60 percent of cases at no additional charge.
Why is Artwill's design fee higher than a typical renovation company?
Three differences. First, each project is led by a Senior Designer end-to-end, not delegated to junior staff. Second, custom furniture is produced by trusted partner factories under Artwill's direct oversight of quality and delivery, so there is no communication gap between design and build. Third, all materials are sourced directly from suppliers (no intermediary wholesalers), so the quoted price is the net price the client sees. If the only criterion is lowest renovation cost, Artwill is not the cheapest option; if the criterion is design and craft together, that is where the Artwill value sits.
